Why Is There Water In My Crawl Space?
There are two primary causes for a wet crawl space, groundwater, and surface water. Groundwater enters the crawl space from below when moisture levels build up in the clay around the home's foundation. Surface water, known as rainwater or runoff, penetrates through cracks in the foundation.

Vapor Barrier
In a standard vented crawl space, the NC Building Code requires at
minimum a 6-mil vapor barrier. It must cover 100% of the soil and be
overlapped no less than 12 inches. At Dry Otter, all vapor barriers we
install are 10-mil, which is thicker than required. While adequate in
some situations, a simple vapor barrier will hold down ground vapor
but is no solution for groundwater penetration or high humidity.
Waterproofing
At Dry Otter, crawl space waterproofing is all about controlling
groundwater from above and below the surface. By installing internal
and exterior drain systems, gravity exits, and sump pumps with
discharge lines, we can prevent water from entering your crawl space
and redirect it out of your home for good.
Dehumidifiers
Installing a dehumidifier in your crawl space will go a long way toward
prevent moisture issues from water being in the crawl space.
Dehumidifiers remove moisture from the air and replace it with dry
air. This process controls humidity, preventing wood rot, mildew,
and mold growth. At Dry Otter, our energy-efficient dehumidifiers
will keep your crawl space dry all year round.
Encapsulation
In a crawl space, moisture enters through the soil, below-grade
walls, and vents. An encapsulation will seal off the crawl space
floor, foundation walls, and foundation vents with durable plastic
to prevent moisture from coming in through those places. In
addition, a dehumidifier is installed to ensure the moisture level
stays below the threshold for mold to grow or wood to rot. An
encapsulation system also improves indoor air quality and provides
a 15% increase in energy efficiency.
