Our Client’s Crawl Space Problems:

The homeowner was having her HVAC system replaced by heating and air conditioning company. During their install process, the HVAC installers noticed excessive moisture in the crawl space. They informed the homeowner they could not install new equipment until the crawl space water and humidity problem was fixed. They referred her to Dry Otter Waterproofing.

We immediately scheduled a site inspection since she was without air conditioning in a North Carolina summer, where temperatures are typically 90 degrees with greater than 80% humidity.

The Crawl Space Inspection

  1. First, we found evidence of water penetration through the foundation as well as biological growth or wood destroying fungus on the wood structure. We also found condensation on the new furnace the HVAC company had started installing. The client had a leaky crawl space, high humidity, and mold.
  2. Next, we sat down with the homeowner, reviewed the pictures, and discussed the solutions. She decided to implement a complete crawl space encapsulation system. Our system effectively protects her crawl space from moisture problems now and in the future.
  3. Lastly, our home services experts finalized a crawl space repair plan, and a contract for services was signed.

How We Resolved The Client’s Crawl Space Issues:

  • Crawl space debris removal – The project started with cleaning the crawl space of debris, which consisted of brick, wood, and organic material.
  • Crawl space mold remediation – Next, we installed negative air pressure and performed a microbial cleaning of the crawl space to remove the mold substrate from the wood.
  • Crawl space drainage – Then, we installed drainage to eliminate standing water in the crawl space.
  • Crawl space encapsulation – The crawl space encapsulation process followed with the installation of a liner on the walls and columns. This liner controlled wall moisture. Next, a drainage matting was placed to help control miscellaneous groundwater seepage while providing extra protection for the crawl space vapor barrier. The crawl space vapor barrier was then installed, which is a high-quality, durable liner where all the seams are overlapped and taped.
  • Crawl space dehumidification – The last step in the encapsulation process is controlling the air moisture. This process involves installing a commercial-grade dehumidifier and sealing the crawl space vents.

WHY OUR CLIENT NEEDED ROTTED WOOD REPAIRS:

The residential investment property owner wanted to sell and obtain a pre-inspection from a licensed home inspector. The home inspector reported the need for crawl space repair. Issues included:

CRAWL SPACE INSPECTION:

Our crawl space inspector met with the homeowner to perform a complete foundation and crawl space inspection. Louise T. was experiencing water in the basement after raining. The cellar was stable. However, our home inspectors discovered the original crawl space had been dug out to make a basement.

This unfinished crawl space allowed water to flood the basement during heavy rains. The homeowner was tired of dealing with standing water and wanted a permanent basement waterproofing solution. Additionally, a long-term basement warranty was desired.

HOW TO DRY YOUR BASEMENT:

  • An internal trench/speedy drain system to capture surface water
  • Drainage matting designed to capture moisture and water
  • A sump pump line to remove excess water from the basement

The client contracted Dry Otter Waterproofing to install the Fast Track Basement System around the interior perimeter of the basement. An internal trench/speedy drain was connected to capture surface water running down the driveway to the basement garage door.

Additionally, our waterproofing experts installed WhiteCap Drainage Matting installed on the concrete shelf (horizontal section of the wall) in the basement. The 12 mils WhiteCap Liner was installed on the perimeter walls to capture water and moisture.

How does it work? The wall system directs the water down into the Fast Track Drain System, where it drains into a sump basin with a Zoeller sump pump. The sump pump system collects the water and discharges it to the outside of the house via an exit line.

Lastly, Dry Otter Waterproofing provided a lifetime warranty on its Fast Track Waterproofing System, which is transferable if the home is sold in the future.

WHY OUR CLIENT NEEDED CRAWL SPACE WATERPROOFING:

Homeowners met with a company representative at Home and Landscape Show in Charlotte, NC. Through conversation, the homeowners informed us they had moisture in the crawl space. Having moved to the Charlotte Area from a northern climate, they were familiar with basements and sump pumps. However, they wanted a better understanding of their crawl space problems.

Tom informed us he had been in the crawl space several times and did not like what he saw. He mentioned standing water and high moisture. We scheduled a convenient time for a complete inspection and FREE consultation.

CRAWL SPACE INSPECTION:

  1. When our waterproofing expert arrived at the home, he did a water and moisture inspection. The crawl space inspection revealed water under the house even though a sump basin and a sump pump were installed. Unfortunately, the sump pump was not effective at removing the standing water.
  2. Additionally, below-grade water penetration was observed around the entire interior perimeter of the foundation. The inspection also revealed exposed ground requiring a new crawl space vapor barrier, at minimum.
  3. Lastly, there were signs of mold in crawl space on the wood structure and wood debris. Furthermore, some insulation was falling and separating because of humidity. Our representative sat down with the homeowners, reviewed the pictures of the crawl space, and discussed the problems and solutions available. We suggested basic moisture control and advanced moisture control involving an encapsulated crawl space with humidity control.

HOW WE DRIED OUR CLIENT’S CRAWL SPACE:

We began by covering solutions, warranty, budget, and timing; the homeowners contracted with Dry Otter Waterproofing for an answer. They decided to implement crawl space waterproofing solutions, including:

  • An interior French Drain
  • Sump System
  • 10mil Vapor Barrier

Furthermore, the homeowners wanted to eliminate standing water and prevent water from eroding foundation piers. Therefore, our crawl space install crew began by removing miscellaneous wood debris, organic debris, and the old vapor barrier from the crawl space.

Next, the drain system was hand-dug around the interior perimeter to collect and drain water to the sump pump location. The old sump system was dug up and removed. Then we installed a new Sump Basin and Zoeller Sump Pump. Finally, a 10mil vapor barrier was installed over all the exposed ground in the crawl space to help control the ground moisture.

The homeowner bought a house with crawl space problems identified on the home inspection report. After moving in, contractors completed upgrades for the kitchen, including installation of new hardwood floors.

Several months after the completion of the hardwood floors, the owner became concerned about the crawl space moisture. She was worried the moisture could buckle and cup the hardwood floors. She decided it was time to re-visit the water in the crawl space and to address the moisture levels under the house. A real estate professional referred her to Dry Otter Waterproofing.

CRAWL SPACE INSPECTION:

During and after our inspection, we identified the following issues:

We sat down with the homeowner and reviewed the crawl space pictures. We discussed solutions such as crawl space waterproofing to advance crawl space moisture control with crawl space encapsulation and humidity control.

HOW WE DRIED OUR CLIENT’S CRAWL SPACE:

Since the beginning of the project, our basement waterproofing experts knew they needed to dry the crawl space. Therefore, we started with a crawl space waterproofing solution for groundwater penetration. This solution involved an interior drain system, a sump pump system, and a basic vapor barrier. Furthermore, this solution was the homeowner’s direct request.

After the installation, the homeowner monitored the crawl space. Through Dry Otter Waterproofing’s annual maintenance program, the homeowner confirmed the basic solution did not provide the crawl space protection and warranty she desired. She agreed for additional crawl space waterproofing with the WhiteCap Encapsulation System.

From here, we focused on delivering the complete solution:

  1. Our install crew removed the basic vapor barrier and installed an additional interior drain and sump system to provide waterproofing protection around the entire perimeter foundation.
  2. Next, we installed the WhiteCap Encapsulation System with humidity control. A new sump system was necessary as this crawl space had two distinct low areas.
  3. The crawl space encapsulation system involved wrapping the foundation walls, interior piers, and ground with a high quality durable reinforced liner. This process ended with taping all seams and sealing foundation vents.

Once we completed, we installed an Aprilaire dehumidifier to control air moisture. The homeowner has a complete crawl space moisture solution with long term warranty. Lastly, we’ll be there for her in the future to perform service and annual maintenance on all equipment installed.
